What is not included in a local authority search? There are a number of additional queries that are not covered by the standard local authority search. These include: environmental investigations in Barrow Bridge? (to determine a risk of flooding for example, as well as the proximity of any waste sites or potentially contaminated sites which may need a clear-up); water authority searches (which show any publicly owned sewers within the boundaries of the property which could impact upon future building or development). How long between exchange and completion? This is usually two weeks, but does not have to be. You can request a longer timeframe if you are trading trading down and have a lot of items to clear. You can quicken the process if it is your first purchase. You may be able to exchange and complete together. However your choice depend on what  others in the chain will agree to.

Always check what you are purchasing? We will always send you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the most common mistakes a purchaser makes is not checking the plan properly. It is a good idea to visit the land parcel to check that what is shown on the plan agrees with what you think you’re purchasing on site. All too often purchasers mistakenly think that a piece of land at the side or rear of the land parcel is theirs,only to find out that the legal title to the house doesn’t include this area. Always be satisfied that the title plan matches the physical position at the property.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the property it stands on. As you own everything you are responsible for all bills necessary to maintain the fabric of the house. Leasehold usually applies to flats or maisonettes although in some parts of the country including Barrow Bridge some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a nominal ground rent of a few hundred pounds to the freeholder each year. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £650. This is why the government is considering regulating this area.

If we are selling a maisonette what additional costs can we anticipate? We cannot give you all the disbursements up front in our quote. The costs charged by freeholder and managing agents will vary for providing information often in a form called LPE1. The charge for this varies from company to company often it is around £200 but is can be higher in extreme cases. Also in some cases you may not be charged – this will be restricted usually to either share of freehold where the residents run the management or very small buildings such as a single house converted into 2 flats.

About Barrow Bridge.

Barrow rail bridge, (or the Barrow viaduct), is a pratt truss type of railway bridge that spans the river Barrow between County Kilkenny and County Wexford in the south east of Ireland. This rural landmark with a length of 2,131 ft (650 m) is the longest bridge on the river. It was second longest bridge in Ireland and the third longest rail bridge in the British Isles. Designed by Sir Benjamin Baker and built by the firm of Sir William Arrol. It is known locally as Barrow bridge.

Part of a development to improve cross-channel passenger services. Incorporating an 1887 viaduct, the steel truss single track bridge was built between 1902 and 1906 by English and Irish railway companies, it operated passenger services between Rosslare Harbour and Waterford until 2010. It is maintained by Iarnród Éireann, the Irish rail operator.

This bridge is one of six rail bridges of 45 bridges on the Barrow. It spans the river just upstream from its confluence with another of the three sisters the River Suir. Close to Great Island Power Station near Cheekpoint. It is the last bridge on the river Barrow and opens approximately twice daily to permit shipping and yachts to pass upstream to New Ross.[citation needed]
