⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

Completed on our first home April 2016 and these guys were brilliant. Freddie Rylah guided us through the process step by step and was always available to answer any questions and help us out. As first time buyers we were reassured at every turn and the whole thing was quick and successful! Would highly recommend.

Remember if the process drags on, we will not hit you with additional charges.

General Conveyancing Tips

There is invariably mortgage finance to organise and it should be noted that a conveyancing solicitor cannot rely on a “nod and a wink” by mortgage broker or anyone else. They must generally have sight of your official written offer of mortgage in order that they may (i) be sure that you are getting the advance you need and be able to check that you can comply with any offer conditions imposed in the mortgage offer.

Always check what you are acquiring? We will always show you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the biggest mistakes a client makes is not checking the plan properly. It is a best to go to the property to check that what is shown on the plan agrees with what you think you’re buying on site. All too often consumers mistakenly think that a piece of land at the side or rear of the land parcel is theirs, only to find out that the legal title to the land doesn’t include this area. Always be satisfied that the title plan matches the physical position at the property.

What are the title deeds? The title deeds are the documents showing ownership of a property. Historically these were traditionally bundles of papers – there are known as ‘unregistered title deeds’ but these days the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The unregistered title deeds are usually kept by your mortgage lender or solicitor. If these deeds are destroyed this can cause problems. Registration has been compulsory for all dealing with the land for some time now although this was brought in at different times across the country. For the time in Barrow upon Trent you should check with your conveyancer. Thankfully most deeds are now registered and cannot be lost. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Barrow upon Trent

Are you able to manage a mortgage with Fleet Mortgages Limited in Barrow upon Trent? Yes we are on the mortgage Panel for this lender.

We note that you do not have an office in Barrow upon Trent? Is this a problem? No because like all modern practices we rely on technology to assist us in our office to ensure that matters are dealt with expeditiously. Your proximity to our office is not significant. We are also authorised by the Solicitors Regulation Authority to carry out work throughout England and Wales (which obviously includes Barrow upon Trent).

What Stamp Duty will I pay if I am a first time buyer? First time buyers paying £300k or less for a residential property will pay no SDLT. If you are paying between three hundred thousand pounds and £500k will pay SDLT at 5% on the amount of the purchase price in excess of £300,000 – a reduction of £5,000 compared to standard rates of SDLT. If the price is over £500,000 there is no relief for the first time buyer and the normal rates apply. If you chose “yes” to the “First Time Buyer” toggle on the conveyancing quote the correct rate will calculate for you.

If I am Buying my first house and I already own a share in another home or a buy to let will I pay higher rate stamp duty? This is complex. In certain circumstances you will not need to pay this for example if you have recently inherited a share in a property. We would need to advise you specifically on this.

If we are buying a flat what additional costs can we anticipate? This is one tricky area where we cannot give you all the costs up front in our on line quote. This is because leases vary in their requirements and also the costs charged by landlords and management companies also vary. They can also be two parties to deal with i.e a freeholder and management companies who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £500. This is why the government is considering regulating this area.

If we are selling a leasehold what additional costs can we anticipate? We cannot give you all the disbursements up front in our estimate. The costs charged by freeholder and managing agents will vary for providing assignment packs often in a form called LPE1. The charge for this varies from company to company broadly it is approximately £2500 but is can be higher in extreme cases. Also in some cases you may not be charged – this will be restricted usually to either share of freehold where the residents run the block or very small buildings such as a single house converted into two leaseholds.

Barrow upon Trent is a village and civil parish in the South Derbyshire district of Derbyshire, England with a planned massive business park, according to the Derby Telegraph, which will change the nature of the village. The village is south of Derby, and between the River Trent (to the south) and the Trent and Mersey Canal (to the north). According to the 2001 census the parish had a population of 546, increasing to 558 at the 2011 Census. Nearby places are Sinfin, Ingleby, Arleston, and Swarkestone.

One of the earliest mentions of this place is in the Domesday book where it is listed amongst the lands given to Henry de Ferrers by the King. The land included 8 acres (32,000 m2) of ground space and there were four oxen. Some of the land was described as “waste” but the value was put at two shillings.

The parish council owns an attractive row of ten Grade II listed cottages, known as “The Row”. These are rented to people with village connections. It also owns “The Pinfold”, a small walled area originally used for holding stray cattle.

The village is home to a Tarmac quarry.
