Searches on my Conveyancing Quote

How long do Enquiries of the local authority search searches take? The wait time for a Local Authority search can vary significantly, from 24 hours to six weeks! Although we order all our Official Local Authority searches via a website some searches are still processed completed manually by the local council. Also the search wait time can be affected by seasonal demand levels and local council staffing levels.

Do you recommend that we order an Environmental enquiry on the property that we are buying in Barton in Fabis? Yes we including this in our quote. We would always recommend an environmental search on the ground you intend to purchase which is available from a number of search companies including Homecheck. The environmental enquiry results provide details of present and past environmental risks together with a statement from an environmental consultant confirming whether or not the land, based upon the information revealed by the search, would be designated contaminated land by the Local Authority.

Why is a water authority search key if you want to extent or alter the site in Barton in Fabis? One of the key replies shows a plan of of any public sewer nearby the property you are acquiring. This is worth knowing because if you want to build near a public drain you might need a ‘Build-over Agreement’ with the water authority. This may restrict what you want to build and/or make the works more costly.

This is the 5th time that we used Kenneth Elliott and Rowe. We have bought and sold a few houses and it’s time to let everyone know how reliable and efficient Mouzzam is. He responded to all my emails and calls promptly and advised us …More Mouzzam was very prompt with his responses. Very keen eye for detail, every stone was turned and explanations were provided for all queries. General Conveyancing Tips

How long does conveyancing take? For relatively easy sale or purchase, expect the conveyancing of your property to take between eight and twelve weeks.

The Legal Ombudsman advises “Be wary of referrals and recommendations” There are lots of players in the conveyancing transaction; estate agents, mortgage brokers and mortgage lenders might all suggest firms of lawyers for you to use. They may make this sound like it is essential for your matter to use these firms. Whilst some are genuine recommendations often there might be a commercial relationship behind the recommendation. Ask how much your agent is being paid by the lawyer – you may be surprised at the amount – if they are properly regulated they are meant to tell you. If you want to read more about referral fees see this article from the Daily Mail. Remember that you are free to choose your own lawyer.

What are the title deeds? The title deeds are the documents showing ownership of a house or flat. Historically these were traditionally bundles of papers – there are known as ‘unregistered title deeds’ but these days the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The unregistered title deeds are usually kept by a mortgage lender or solicitor. If these deeds are mislaid this can cause problems. Registration has been compulsory for all dealing with the deeds for some time now although this was brought in at different times across the country. For the time in Barton in Fabis you should check with your conveyancer. Thankfully most deeds are now registered and cannot be mislaid. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Barton in Fabis

Are you on the panel of Halifax? Yes we act for all major lenders and many smaller lenders.

Are you able to handle Lifetime ISAs? Yes we deal with Lifetime ISAs in Barton in Fabis.

What is a first time buyer? The definition of a first time buyer may differ from your mortgage product when considering SDLT. A first time buyer according to the Inland Revenue is an person who has never owned an interest in any residential property in the England or anywhere else in the world and who intends to occupy the property as their home. If you chose “yes” to the “First Time Buyer” toggle on the conveyancing quote the correct rate will calculate for you.

What SDLT if I am buying a second home in Barton in Fabis? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of Stamp Duty Land Tax for each band for all property over £40k. If you select “yes” to the “Buy to Let/Second Owner” question on the conveyancing quote the correct rate will calculate for you.

If we are buying a leasehold what additional fees can we anticipate? This is one tricky area where we cannot give you all the costs up front in our estimate. This is because leases vary in their requirements and also the costs charged by freeholder and management companies also vary. They can also be two parties to deal with i.e a landlords and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £650. This is why the government is considering regulating this area.

I have obtained probate for my family estate. Do you deal with sales by executors? Yes. As executors of the Estate you can sell and our legal fees remain the same as quoted for this type of Seller.

About Barton in Fabis.

Barton in Fabis is a village and civil parish in the Rushcliffe district of Nottinghamshire. It has a population of about 250, being measured at 266 in the 2011 Census. The village is just south of Nottingham, being on the other side of the River Trent from Attenborough.

A ferry, Barton Ferry, used to cross the River Trent to the Attenborough side near to the mouth of the River Erewash. A ferry has crossed the River Trent at this point since before 1774.

The name originates from an older name, “Barton in the Beans” (Fabis being Latin for ‘bean’, in the ablative plural), apparently referring to the beans grown in the village. This name was also used for a Leicestershire village, Barton in the Beans, which has retained its name.
