How long does conveyancing take? For relatively typical sale or purchase, expect the conveyancing of your house to take around 2 to 3 months.

The Legal Ombudsman advises “Be wary of hidden costs, disbursements and VAT”. Disbursements are sums paid by conveyancers to third parties such as search fees and Land Registry fees and stamp duty. Double check when examining a quote what disbursements apply to your purchase and check any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £100 cheaper than Firm A, but what about that unusual ‘disbursement’ of £195 that Firm B is charging as an ‘expedition fee’? In truth it may not really be a disbursement at all, but might be a way of Firm B making their overall quote sound better by adding on costs disguised as ‘disbursements’. Make sure that any estimates you download contain all costs, disbursements and VAT. About Bastwick.

Repps with Bastwick is a civil parish in the English county of Norfolk. It comprises the adjacent villages of Bastwick and Repps, which are situated some 16 km (9.9 mi) north-west of the town of Great Yarmouth and 22 km (14 mi) north-east of the city of Norwich. The parish borders the River Thurne and Bastwick is at the south end of the bridge which carries the A149 road over that river to the village of Potter Heigham.
