Do I need to get a local search LLC1 if I’m a cash buyer? Cash buyers do have a choice on what they get when they are purchasing land and do not necessarily have to conduct a search. How long between exchange and completion? This is usually two weeks, but does not have to be. You can request a longer time if you are trading trading down and have a lot of items to clear. You can prompt the process if it is your first buy. You may be able to exchange and complete simultaneously. However your option depend on what  others in the chain will consent to.

Always check what you are acquiring? We will always send you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the most common mistakes a buyer makes is not checking the plan properly. It is a best to go to the land to check that what is shown on the plan agrees with what you think you’re buying on site. All too often clients mistakenly think that a piece of land at the side or rear of the home is theirs,only to later discover that the legal title to the site doesn’t include this site. Always be satisfied that the title plan matches the physical position at the property.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the ground it stands on. As you own everything you are responsible for all costs necessary to maintain the fabric of the house. Leasehold usually applies to flats or maisonettes although in some parts of the country including Baverstock some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. This is why the government is considering regulating this area.

If we are selling a house in a retirement development what additional disbursements can we anticipate? We cannot give you all the expenses up front in our on line quote. There are going to be two potential costs. First, the costs charged by landlords and management companies will vary for providing responses often in a questionnaire called LPE1. The charge for this varies from company to company often it is around £300 but is can be more in unusual cases. Second, the lease usually contains a provision for the assignor to pay a charge to the management company based on a percentage of the market value which is sometimes 2% although other formula may be used. About Baverstock.

Baverstock is a small village and former civil parish in Wiltshire, England, about 7 miles (11 km) west of Salisbury. The village has 10 private dwellings, a church and several farm buildings. The manor of Hurdcott, a hamlet of a few houses, lies to the south east of the village (not to be confused with Hurdcott near Winterbourne Earls).

To the north of the village is cultivated chalk downland and extensive mixed woodland. To the south the village is bordered by the River Nadder meandering through water meadows. The road through the village from the B3089 terminates in unmetalled farm track.

For the purposes of local government, Baverstock is part of Dinton civil parish. Baverstock was a parish in its own right until 1934.

The Church of England parish church of Saint Edith is dedicated to the Wiltshire saint Edith of Wilton and stands on the brow of a slope facing south across the Nadder valley. The building is from the 14th and 15th centuries, with restoration in 1880–1893 by William Butterfield. The building is Grade II* listed. The tower has a ring of three bells, two of which date from the 15th century. Today the church is part of the Nadder Valley team ministry.

The churchyard contains, among others, the graves of 32 Australian soldiers from World War I. Soldiers were encamped locally before being transported to the war theatre in France. The majority died from infectious illness.

Baverstock Manor is a Grade II* listed house from the 16th century, with later alterations and 1930s restoration. Close to the B3089 is the Penruddocke Arms, a public house named for the Penruddocke family who lived in neighbouring Compton Chamberlayne during the 18th and 19th centuries.

North of the village lies Baverstock Juniper Bank, a 2.6 hectares (6.4 acres) biological Site of Special Scientific Interest at grid reference SU035336.
