What is not included in a local authority search? Note that local searches are often relevant to only the land you are purchasing and might not show land with planning consents next door or located a short distance away. (Tip: in this instance you may wish to make additional enquiries at your local council covering Baylham. How long does conveyancing take? For relatively normal sale or purchase, expect the conveyancing of your property to take around 2 to 3 months.

The Legal Ombudsman advises “Be wary of referrals and recommendations” There are lots of vested interests in the conveyancing transaction; estate agents, mortgage brokers and mortgage lenders might all suggest practices for you to use. They may make this sound like it is essential for your matter to use these firms. Whilst some are genuine recommendations often there might be a payment relationship behind the recommendation. Ask how much your agent is being paid by the lawyer – you may be surprised at the amount – if they are properly regulated they are meant to tell you. About Baylham.

Baylham is a village and civil parish in the Mid Suffolk district of Suffolk, England, about 7 miles (11 km) northwest of Ipswich and 6 miles (9.7 km) southeast of Stowmarket. It is recorded in the Domesday book as Beleham.

The 98 buildings making up the village follows the main road and follows northwards along Church Lane, close to the church.

It is most famous for its old watermill that is represented in pictures by Graham Bell and David Gentleman. The mill is now a private house.

Nearby is the famous Baylham House Farm, Mill Lane, also known as Rare Breed Centre (0.5 miles (0.80 km) northeast from the village) on the other side of the B1113.

The church of St Peter is at west end of the village, on a hill just off Church Lane. It was constructed in late Romanesque style in the 12th century; had Gothic style windows inserted in the 14th and 15th centuries; and was restored in the 19th century.

Baylham common is 100 metres further west than the church on the other side of the road.

Farms in the area are White Wheat Farm to the north, and Yew Tree and Hill Farm to the south of the village.
