Searches on my Conveyancing Quote

How long do Enquiries of the local authority search searches take? The ETA for a Local Authority search can vary significantly, from 24 hours to six weeks! Although we order all our Local Authority searches through an electronic search provider some searches are still processed processed manually by the local council. Also the search timescale can be affected by seasonal demand levels and local council staffing levels.

Do you recommend that both of us order a Environmental check on the property that we are buying in Beachborough? Yes we including this in our quote. We would always recommend an environmental search on the site you intend to purchase which is available from a number of search companies including Landmark. The environmental enquiry results provide details of present and past environmental risks together with a statement from an environmental consultant confirming whether or not the area, based upon the information revealed by the search, is likely to be officially names as contaminated land by the Local Authority.

What is a water authority search ? A drainage search confirms to a new interested party that the land they are buying is connected to the mains water supply and mains drainage. This is particularly worth knowing in parts of Beachborough which are farming areas as there may be a a private drainage system.

General Conveyancing Tips

There is more often than not a mortgage to arrange and it should be noted that a lawyer cannot rely on a quick email by mortgage broker or anyone else. The Firm must generally have sight of your formal written mortgage offer in order that he may (i) ensure that you are getting the amount you need and verify that you can comply with any lender’s conditions imposed in the mortgage loan.

The Legal Ombudsman advises “Be wary of hidden costs, disbursements and VAT”. Disbursements are sums paid by lawyers to third parties such as search fees and Land Registry fees and stamp duty. Double check when checking a quote what disbursements apply to your sale and ask about any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £99 cheaper than Firm A, but what about that unusual ‘disbursement’ of £140 that Firm B is charging as an ‘expedition fee’? In reality it may not really be a disbursement at all, but might be a way of Firm B making their overall quote sound more competitive by adding on costs disguised as ‘disbursements’. Make sure that any estimates you obtain contain all costs, disbursements and VAT. Beware of quotes that look a lot cheaper than others – as the saying goes, if it looks too good to be true, it probably is.

What are the title deeds? The title deeds are the documents showing ownership of a property. Historically these were traditionally bundles of papers – there are known as ‘unregistered title deeds’ but these days the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The original paper deeds are usually retained by your mortgage lender or solicitor. If these deeds are lost this can cause problems. Registration has been compulsory for all dealing with the land for some period now although this was brought in at different times across the country. For the time scale in Beachborough you should check with your solicitor. Thankfully most deeds are now registered and cannot be mislaid. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Beachborough

Are you able to oversee a mortgage with Santander in Beachborough? Yes we are on the mortgage Panel for this lender.

We note that you do not have an office in Beachborough? Is this a issue? No because like all modern firms we count on technology to assist us in our firm to ensure that matters are dealt with expeditiously. Your proximity to our office is not going to cause a delay. We are also authorised by the Solicitors Regulation Authority to carry out work throughout England and Wales (which obviously includes Beachborough).

What Stamp Duty Land Tax will I pay if I am a first time buyer? First time buyers paying £300k or lower for a residential property will pay no SDLT. If you are paying between £300,000 and half a million pounds will pay SDLT at 5% on the amount of the purchase price in excess of three hundred thousand pounds – a reduction of £5,000 compared to standard rates of Stamp Duty . If the price is over £500,000 there is no relief for the first time buyer and the normal rates apply. If you press “yes” to the “First Time Buyer” toggle on the conveyancing quote the correct rate will calculate for you.

What Stamp Duty if I am buying a buy to let in Beachborough? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of SDLT for each band for all property over forty thousand pounds. If you press “yes” to the “Buy to Let/Second Owner” option on the conveyancing quote the correct rate will calculate for you.

If we are buying a leasehold what additional disbursements can we anticipate? This is one tricky area where we cannot give you all the costs up front in our on line quote. This is because leases vary in their requirements and also the costs charged by landlords and management companies also vary. They can also be two parties to deal with i.e a freeholder and management companies who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £500. This is why the government is considering regulating this area.

If we are selling a leasehold what additional fees can we anticipate? We cannot give you all the costs up front in our on line quote. The costs charged by landlords and managing agents will vary for providing replies often in a questionnaire called LPE1. The charge for this varies from company to company usually it is approximately £200 but is can be more in rare cases. Also in some cases you may not be charged – this will be restricted usually to either share of freehold where the residents run the block or very small buildings such as a single house converted into 2 maisonettes.

About Beachborough.

Beachborough is a hamlet WNW of Folkestone in Kent, England. It lies south of Etchinghill on a minor cross-country route. At the 2011 Census the population of the hamlet was included in the civil parish of Newington.

The hamlet forms a part of Beachborough Manor, which became a small landed estate. The estate was owned for many years by the Brockman and Drake-Brockman families, then by other families, among whom were briefly the Markham baronets, who used Beachborough as their territorial affiliation, when awarded their title in 1911.
