What is a Local Authority Search and why is it needed in Belle Vue? Whilst this is to a conveyancers and banks and building societies an critical component of the home buying process to consumers the need for this may be somewhat of a mystery. However the search reveals relevant|applicable|appropriate|useful information for your matter. In limited cases the results can be used to amend your the purchase price or and may even make you abort from the purchase.

Do you recommend that both of us obtain an Environmental search on the property that we are buying in Belle Vue? Yes we including this in our quote. We would always recommend an environmental check on the property you intend to purchase which is available from a number of suppliers including Groundsure. The environmental check results provide details of present and past environmental risks together with a assessment from an environmental consultant confirming whether or not the properties, based upon the information revealed by the search, could be designated contaminated land by the council.

Apart from showing that the house in Belle Vue is connected to the mains water supply and mains drainage what other results does a a CON29 DW search contain? A drainage search verifies to a future owner that the property they are buying does not need a “build over consent” because the previous owner has constructed an addition to the house near a public drain. General Conveyancing Tips

How long does conveyancing take? For relatively simple sale or purchase, expect the conveyancing of your home to take about 2 to 3 months.

The Legal Ombudsman advises “Be wary of hidden costs, disbursements and VAT”. Disbursements are sums paid by conveyancers to third parties such as search fees and Land Registry fees and stamp duty. Double check when examining a estimate what disbursements apply to your purchase and question any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £125 cheaper than Firm A, but what about that unusual ‘disbursement’ of £125 that Firm B is charging as an ‘expedition fee’? In truth it may not really be a disbursement at all, but might be a way of Firm B making their overall quote sound cheaper by adding on fees disguised as ‘disbursements’. Make sure that any written quotes you obtain contain all costs, disbursements and VAT. Beware of quotes that look a lot cheaper than others – as the saying goes, if it looks too good to be true, it probably is.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the ground it stands on. As you have everything you are responsible for all costs required to maintain the fabric of the house. Leasehold usually applies to flats or maisonettes although in some parts of the country including Belle Vue some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a nominal ground rent of a few pounds to the landlord each year. For leasehold there will be a lease agreement with the landlord setting out the rights and obligations including the requirement to contribute jointly to the upkeep of the building in which the flat is situated and possibly also building insurance.

FAQs in Belle Vue

Are you able to handle a mortgage with Newcastle Building Society in Belle Vue? Yes we are on the mortgage Panel for this lender.

Are you able to deal with Help to Buy ISAs in Belle Vue? Yes we are on the panel so we can deal with Help to Buy ISAs.

What Stamp Duty Land Tax will I pay if I am a first time buyer? First time buyers paying three hundred thousand pounds or less for a residential property will pay no Stamp Duty . If you are paying between £300,000 and five hundred thousand pounds will pay SDLT at 5% on the amount of the purchase price in excess of £300k – a reduction of £5,000 compared to standard rates of Stamp Duty Land Tax. If the price is over £500k there is no relief for the first time buyer and the normal rates apply. If you select “yes” to the “First Time Buyer” option on the conveyancing quote the correct rate will calculate for you.

What SDLT if I am buying a buy to let in Belle Vue? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of Stamp Duty Land Tax for each band for all property over £40k. If you chose “yes” to the “Buy to Let/Second Owner” toggle on the conveyancing quote the correct rate will calculate for you.

If we are buying a maisonette what additional expenses can we anticipate? This is one tricky area where we cannot give you all the figures up front in our quote. This is because leases vary in their requirements and also the costs charged by landlords and managing agents also vary. They can also be two parties to deal with i.e a landlords and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £600. This is why the government is considering regulating this area.

If we are selling a flat in a retirement development what additional fees can we anticipate? We cannot give you all the costs up front in our estimate. There are going to be two potential costs. First, the costs charged by freeholder and management companies will vary for providing information packs often in a form called LPE1. The charge for this varies from organisation to organisation usually it is around £2500 but is can be more in rare cases. Second, the lease may contains a agreement for the assigning to pay a fee to the management company based on a % of the market value which is mainly 2% although other formula may be used. The lease will need to be checked carefully.
