What is not included in a local authority search? There are a number of additional reports that are not covered by the standard local authority search. These include: environmental checks in Berry’s Green? How long between exchange and completion? This is usually two weeks, but does not have to be. You can request a longer period if you are trading buying down and have a lot of items to clear. You can quicken the process if it is your first purchase. You may be able to exchange and complete on the same day. However your instructions depend on what  others in the chain will consent to.

The Legal Ombudsman advises “Be wary of hidden costs, disbursements and VAT”. Disbursements are sums paid by conveyancing solicitors to third parties such as search fees and Land Registry fees and stamp duty. Double check when looking at a estimate what disbursements apply to your sale and query any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £75 cheaper than Firm A, but what about that unusual ‘disbursement’ of £195 that Firm B is charging as an ‘expedition fee’? In truth it may not really be a disbursement at all, but might be a way of Firm B making their overall quote sound more competitive by adding on costs disguised as ‘disbursements’. Make sure that any estimates you get contain all costs, disbursements and VAT. Beware of quotes that look a lot cheaper than others – as the saying goes, if it looks too good to be true, it probably is.

What are the title deeds? The title deeds are the documents showing ownership of a property. Historically these were traditionally bundles of papers – there are known as ‘unregistered title deeds’ but now the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The unregistered title deeds are usually stored by a mortgage lender or solicitor. If these deeds are mislaid this can cause problems. This is why the government is considering regulating this area.

If we are selling a leasehold what additional expenses can we anticipate? We cannot give you all the expenses up front in our quote. The costs charged by freeholder and managing agents will vary for providing assignment packs often in a form called LPE1. The charge for this varies from company to company often it is around £200 but is can be more in unusual cases. Also in some cases you may not be charged – this will be restricted usually to either share of freehold where the residents run the maintenance or very small buildings such as a single house converted into a couple maisonettes.

About Berry’s Green.

Berry’s Green is a small hamlet in the London Borough of Bromley in Greater London, UK. It is a fairly wooded rural area with a scattering of farmland. Housing consists mainly of detached properties, mostly bungalows, with a row of local authority cottages and a static mobile home site. In the late 1960s and early 1970s, there was a sub-post office on the corner of Single Street and Jail Lane which sold basic provisions, such as bread, milk, sweets, and crisps. Mains sewerage was installed in around 1973.

On the junction of Jail Lane, Berry’s Hill, and Berry’s Green Road is a small wood with large World War II bomb crater. This may have been caused by a V-2 rocket as it is almost the same distance from Germany as the last known V-2, which was dropped in Kynaston Rd, Orpington. Many of the V-2s fell short of London towards the end of the war. There are also a number of smaller bomb craters scattered around the surrounding woodlands, due to its proximity to Biggin Hill airfield. Berry’s Green is home to the Cherry Lodge Golf Course.
