What is a Local Authority Search and why is it needed in Bicton? Whilst this is to a conveyancing solicitors and mortgage lenders an critical element of the home buying process to purchasers the need for this may be somewhat of a mystery. However the search reveals relevant|applicable|appropriate|useful information for your matter. In rare cases the results can be used to renegotiate your offer or and may even make you withdraw from the transaction.

Why do we need environmental investigations in Bicton? Statutory rules have resulted in a remediation scheme for polluted property. The basic position is that the polluter should remediate however where that party is missing (for example because the work was done some time ago or the company has gone into insolvency the liability for remediation costs passes to the current owner (who could be you). Even if you are purchasing an maisonette in Bicton you may find that you are liable for the cost of any clean-up through the maintenance charge provisions of the lease.

Why is a a CON29DW useful if you want to extent or alter the property in Bicton? One of the key replies shows a map of any public sewer close to the property you are purchasing. This is significant because if you want to build near a public drain you might need a ‘Build-over Agreement’ with the water authority. This may hinder what you want to build and/or make the extension more expensive.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

Highly recommended! We have used K.E.R for two purchases now, both which had very complicated and long drawn out issues. They were always approachable, gave excellent advice and managed to get to the bottom of all issues. Their patience and …More i was very happy with the services provided by Mouzzam Yamin in relation to a potential property purchase, especially with his prompt responses and communication, which is so important during a lengthy property purchase process. I would use him again and have recommended him to my friends. Just a note of thanks to Mouzzam for helping us through the conveyacing for our new house. The entire process was completed in barely about 5 weeks!.

Remember if the process drags on, we will not hit you with additional charges.

Our price is fixed.

General Conveyancing Tips

How long does conveyancing take? For relatively average sale or purchase, expect the conveyancing of your house to take between 2 to 3 months.

Always check what you are acquiring? We will always send you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the biggest mistakes a home buyer makes is not checking the plan properly. It is a good idea to visit the property to check that what is shown on the plan agrees with what you think you’re purchasing on site. All too often home buyers mistakenly think that a piece of land at the side or rear of the home is theirs, only to find out that the legal title to the site doesn’t include this space. Always be satisfied that the title plan matches the physical position at the property.

What are the title deeds? The title deeds are the documents showing ownership of a house or flat. Historically these were originally paper documents – there are known as ‘unregistered title deeds’ but these days the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The unregistered title deeds are usually stored by your mortgage lender or solicitor. If these deeds are mislaid this can cause problems. Registration has been compulsory for all dealing with the deeds for some time now although this was brought in at different times across the country. For the date in Bicton you should check with your solicitor. Thankfully most deeds are now registered and cannot be mislaid. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Bicton

Are you able to conduct a mortgage with Tipton & Coseley Building Society in Bicton? Yes we are on the mortgage Panel for this lender.

Are you able to deal with Help to Buy ISAs in Bicton? Yes we are on the panel so we can deal with Help to Buy ISAs.

What is a first time buyer? The meaning of a first time buyer may differ from your mortgage product when considering Stamp Duty . A first time buyer according to the the Government is an real person who has never owned an interest in any residential property in the United Kingdom or anywhere else in the world and who intends to occupy the property as their main residence. If you select “yes” to the “First Time Buyer” toggle on the conveyancing quote the correct rate will calculate for you.

If I am Buying my first house and I already own a share in another home or a buy to let will I pay higher rate stamp duty? This is complex. In certain circumstances you will not need to pay this for example if you have recently inherited a share in a property. We would need to advise you specifically on this.

If we are buying a maisonette what additional fees can we anticipate? This is one tricky area where we cannot give you all the disbursements up front in our estimate. This is because leases vary in their requirements and also the costs charged by freeholder and management companies also vary. They can also be two parties to deal with i.e a freeholder and management companies who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £500. This is why the government is considering regulating this area.

If we are selling a leasehold what additional disbursements can we anticipate? We cannot give you all the disbursements up front in our estimate. The costs charged by landlords and management companies will vary for providing replies often in a questionnaire called LPE1. The charge for this varies from organisation to organisation mainly it is around £2500 but is can be higher in unusual cases. Also in some cases you may not be charged – this will be restricted usually to either share of freehold where the residents run the management or very small buildings such as a single house converted into two leaseholds.
