Searches on my Conveyancing Quote

What is included in a local authority search covering Bincombe? There are two parts to a local authority search – Local Land Charge Register search and CON29. The second part of the search – Enquiries of the local authority – supplies information relating to whether the roadway abutting the property is adopted, proposals for new roads, rail schemes or planning permissions relating to the property. The responses can also include outstanding statutory notices, breaches of planning or building regulations or the existence of a compulsory purchase order. Environmental factors, such as whether the house stands on contaminated land or in a Radon gas affected area are also covered but see out comments on Environmental Searches also.

Do you recommend that I get an Environmental enquiry on the property that we are buying in Bincombe? Yes we including this in our quote. We would always recommend an environmental search on the property you intend to purchase which is available from a number of suppliers including Argyll Site Solutions. The environmental check results provide details of present and past environmental risks together with a certificate from an environmental consultant confirming whether or not the property, based upon the information revealed by the search, might be officially names as contaminated land by the London Borough/council.

Apart from showing that the property in Bincombe is connected to the mains water supply and mains drainage what other data does a a CON29 DW search contain? A drainage search illustrates to a potential buyer that the property they are buying does not need a “build over consent” because the previous owner has constructed an extension within three metres of a public drain. It also shows a raft of other details such as water quality and historical evidence of internal sewer flooding.

General Conveyancing Tips

There is commonly a mortgage offer to obtain and it should be noted that a conveyancing solicitor cannot rely on a informal confirmation by mortgage broker or anyone else. He should have sight of your final written mortgage offer in order that she may (i) be sure that you are getting the advance you need and be sure that you can comply with any special conditions imposed in the mortgage offer.

The Legal Ombudsman advises “Be wary of hidden costs, disbursements and VAT”. Disbursements are sums paid by conveyancing solicitors to third parties such as search fees and Land Registry fees and stamp duty. Double check when getting a quote what disbursements apply to your transaction and question any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £99 cheaper than Firm A, but what about that unusual ‘disbursement’ of £150 that Firm B is charging as an ‘expedition fee’? In reality it may not really be a disbursement at all, but might be a way of Firm B making their overall quote sound cheaper by adding on their fees disguised as ‘disbursements’. Make sure that any written quotes you get contain all costs, disbursements and VAT. Beware of quotes that look a lot cheaper than others – as the saying goes, if it looks too good to be true, it probably is.

What are the title deeds? The title deeds are the documents showing ownership of a property. Historically these were traditionally bundles of papers – there are known as ‘unregistered title deeds’ but now the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The original paper deeds are usually stored by a mortgage lender or solicitor. If these deeds are mislaid this can cause problems. Registration has been compulsory for all dealing with the property for some times now although this was brought in at different times across the country. For the date in Bincombe you should check with your lawyer. Thankfully most deeds are now registered and cannot be mislaid. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Bincombe

Are you on the panel of Precise Mortgages? Yes we act for all major lenders and many smaller lenders.

Are you able to manage Lifetime ISAs? Yes we deal with Lifetime ISAs in Bincombe.

What is a first time buyer? The characterisation of a first time buyer may differ from your mortgage product when considering Stamp Duty . A first time buyer according to the Inland Revenue is an real person who has never owned an interest in any residential property in the UK or anywhere else in the world and who intends to occupy the property as their main house. If you press “yes” to the “First Time Buyer” toggle on the conveyancing quote the correct rate will calculate for you.

If I am buying and selling a home which I live in and I own a buy to let will I pay higher rate stamp duty? No provided both properties (sale and purchase) go through together. You will pay the normal rates of duty. If you buy a new house before you sell (even if the gap is 1 day then you need to pay the higher rate of duty and then claim it back. You can request a refund for the amount above the normal Stamp Duty rates if you sell your previous main house within 36 months.

If we are buying a maisonette what additional fees can we anticipate? This is one tricky area where we cannot give you all the disbursements up front in our quote. This is because leases vary in their requirements and also the costs charged by landlords and managing agents also vary. They can also be two parties to deal with i.e a freeholder and management companies who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £450. This is why the government is considering regulating this area.

I am the administrators of our mother estate. Do you deal with sales by executors? Yes. As executors of the Estate you can sell and our costs remain the same as quoted for this type of Seller.

About Bincombe.

Bincombe is a small village, or hamlet, and civil parish in Dorset, England, 5 miles (8.0 km) north of Weymouth. The village is 1 mile (1.6 km) from Upwey railway station and 28 miles (45 km) from Bournemouth International Airport. The main road running through the village is Icen Lane. The civil parish, which includes a small part of the settlement of Broadwey to the west, had a population of 514 in the 2011 census.

The village stands on a limestone ridge 3 miles (5 km) south of Dorchester. Holy Trinity Church dates from the early 13th century.

Large military camps for the observation of the English Channel were formed on the hills in this parish in the reign of George III, and two deserters, in trying to escape with details of the different camps, were captured in the English Channel, tried by court martial and shot on Bincombe Down.[citation needed] Their remains are buried in the churchyard, where the stone can still be seen. The same incident, differently interpreted, forms the basis of Thomas Hardy’s short story, The Melancholy Hussar of the German Legion.[citation needed]

The Master and Fellows of Caius College, Cambridge, are the principal landowners.[citation needed]
