Searches on my Conveyancing Quote

What is a Local Authority Search and why is it needed in Bingley? Whilst this is to a solicitors and banks and building societies an indispensable element of the home buying process to consumers the need for this may be somewhat of a mystery. However the search reveals relevant|applicable|appropriate|useful information for your matter. In some cases the results can be used to amend your the price or and may even make you pull out of from the transaction.

Do we need environmental enquiries in Bingley? Statutory rules have resulted in a clean-up system for contaminated areas. The basic position is that the polluter should remediate however where that party disappears (for example because the work was done some time ago or the company has gone into liquidation the liability for clean-up costs passes to the current owner (who could be you). Even if you are purchasing an flat in Bingley you may find that you are liable for the cost of any remediation through the service charge provisions of the lease.

Why is a drainage search key if you want to extent or alter the house in Bingley? One of the vital replies shows a map of any public sewer within the property you are purchasing. This is important because if you want to build close to a public drain you might need a ‘Build-over Agreement’ with the water authority. This may stop what you want to build and/or make the design more expensive.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

Couldn’t recommend this company enough, not to expensive and very helpful, but I especially recommend Mouzzam Yamin who dealt with my case of buying my first property. As a first time buyer I was so confused and worried about EVERYTHING …More I am pleased to leave Mouzzam Yamin a 5 star review for his help with the sale of my property.

Remember if the process drags on, we will not hit you with additional charges.

General Conveyancing Tips

Remember there are more often than not one or more connect purchases involved in the “chain” and the interdependence of these purchases means that everyone moves at the pace of the slowest sale.

Always check what you are purchasing? We will always send you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the most common mistakes a client makes is not checking the plan properly. It is a good idea to go to the property to check that what is shown on the plan agrees with what you think you’re looking at on site. All too often home buyers mistakenly think that a piece of land at the side or rear of the site is theirs, only to find out that the legal title to the property doesn’t include this area. Always be satisfied that the title plan matches the physical position at the property.

What are the title deeds? The title deeds are the documents showing ownership of a house or flat. Historically these were originally paper documents – there are known as ‘unregistered title deeds’ but now the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The original paper deeds are usually retained by your mortgage lender or solicitor. If these deeds are mislaid this can cause problems. Registration has been compulsory for all dealing with the deeds for some time now although this was brought in at different times across the country. For the time scale in Bingley you should check with your solicitor. Thankfully most deeds are now registered and cannot be lost. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Bingley

Are you on the panel of Aldermore? Yes we act for all major lenders and many smaller lenders.

We are aware that you do not have an office in Bingley? Is this a problem? No because like all modern lawyers we depend on technology to assist us in our firm to ensure that matters are dealt with quickly. Your proximity to our office is not going to cause a delay. We are also authorised by the Solicitors Regulation Authority to carry out work throughout England and Wales (which obviously includes Bingley).

What is a first time buyer? The classification of a first time buyer may differ from your mortgage product when considering Stamp Duty Land Tax. A first time buyer according to the Taxman is an real person who has never owned an interest in any residential property in the England or anywhere else in the world and who intends to occupy the property as their main home. If you press “yes” to the “First Time Buyer” question on the conveyancing quote the correct rate will calculate for you.

If I buy a new home to live in but do not sell my present house what is the SDLT position? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of SDLT for each band for all property over forty thousand pounds. If you select “yes” to the “Buy to Let/Second Owner” toggle on the conveyancing quote the correct rate will calculate for you.

If we are buying a flat what additional costs can we anticipate? This is one tricky area where we cannot give you all the figures up front in our estimate. This is because leases vary in their requirements and also the costs charged by landlords and managing agents also vary. They can also be two parties to deal with i.e a landlords and management companies who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £500. This is why the government is considering regulating this area.

I am the executor of our family estate. Do you deal with sales by executors? Yes. As administrators of the Estate you can sell and our fees remain the same as quoted for this type of Seller.
