Searches on my Conveyancing Quote

What is a Local Authority Search and why is it needed in Birchills? Whilst this is to a conveyancing lawyers and mortgage lenders an crucial component of the home buying process to buyers the need for this may be somewhat of a mystery. However the search reveals relevant|applicable|appropriate|useful information for your matter. In extreme cases the replies can be used to change your offer or and may even make you abort from the transaction.

I am advised that the local authority Searches in Birchills will show if the land is contaminated. Is that accurate? No. Whilst it is correct that councils are now in the process of locating polluted ground and recording these areas on registers – this is a process which will take a decades to complete. Needless to say any ground comprised within these locations will be difficult to sell in the future. Unfortunately these records although disclosed by any local authority Enquiries are likely to be incomplete.

Why is a drainage search salient if you want to extent or alter the land parcel in Birchills? One of the most useful replies shows a plan of of any public sewer on the site you are interested in. This is important because if you want to build close to a public drain you might need a ‘Build-over Agreement’ with the water authority. This may restrict what you want to build and/or make the addition cost more.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

We dealt with Mouzzam who was very quick at replying and managed to complete the property purchase in less than a month. I couldn’t recommend them enough. Great service Excellent service provided by Mouzzam Yamin. Very quick full responses to all contact made. Mouzzam handled everything extremely quickly and diligently on his end, and certainly put the other side’s conveyancer to shame. Would definitely use again in the future and recommend to friends / family if they need the service.

Remember if the process drags on, we will not hit you with additional charges.

Our price is fixed.

General Conveyancing Tips

There is more often than not mortgage finance to obtain and it should be noted that a conveyancing lawyer cannot rely on a quick email by mortgage broker or anyone else. The Solicitor must generally have sight of your formal written offer of mortgage in order that she may (i) be sure that you are getting the amount you need and be able to check that you can comply with any conditions of the mortgage offer imposed in the mortgage loan.

The Legal Ombudsman advises “Be wary of referrals and recommendations” There are lots of vested interests in the property transaction; estate agents, mortgage brokers and mortgage lenders might all suggest firms for you to use. They may make this sound like it is essential for your matter to use these firms. Whilst some are genuine recommendations often there might be a commercial relationship behind the recommendation. Ask how much your agent is being paid by the lawyer – you may be surprised at the amount – if they are properly regulated they are meant to tell you. If you want to read more about referral fees see this article from the Daily Mail. Remember that you are free to choose your own lawyer.

What are the title deeds? The title deeds are the documents showing ownership of a house or flat. Historically these were traditionally paper documents – there are known as ‘unregistered title deeds’ but these days the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The unregistered title deeds are usually stored by a mortgage lender or solicitor. If these deeds are destroyed this can cause problems. Registration has been compulsory for all dealing with the property for some period now although this was brought in at different times across the country. For the time scale in Birchills you should check with your conveyancer. Thankfully most deeds are now registered and cannot be destroyed. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Birchills

Are you on the panel of Tesco Bank? Yes we act for all major lenders and many smaller lenders.

Are you able to handle Help to Buy ISAs in Birchills? Yes we are on the panel so we can deal with Help to Buy ISAs.

What is a first time buyer? The definition of a first time buyer may differ from your mortgage product when considering Stamp Duty Land Tax. A first time buyer according to the the Stamp Office is an individual who has never owned an interest in any residential property in the England or anywhere else in the world and who intends to occupy the property as their home. If you press “yes” to the “First Time Buyer” toggle on the conveyancing quote the correct rate will calculate for you.

If I buy a new home to live in but do not sell my present house what is the Stamp Duty position? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of SDLT for each band for all property over forty thousand pounds. If you press “yes” to the “Buy to Let/Second Owner” option on the conveyancing quote the correct rate will calculate for you.

If we are buying a flat what additional payments can we anticipate? This is one tricky area where we cannot give you all the costs up front in our quote. This is because leases vary in their requirements and also the costs charged by landlords and management companies also vary. They can also be two parties to deal with i.e a freeholder and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £450. This is why the government is considering regulating this area.

If we are selling a house in a retirement development what additional fees can we anticipate? We cannot give you all the figures up front in our on line quote. There are going to be two potential costs. First, the costs charged by landlords and managing agents will vary for providing responses often in a questionnaire called LPE1. The charge for this varies from organisation to organisation usually it is approximately £300 but is can be more in extreme cases. Second, the lease usually contains a mechanism for the selling to pay a charge to the landlord based on a percentage of the market value which is often 2% although other formula may be used. The lease will need to be checked carefully.

About Birchills.

Birchills is a residential area of Walsall in the West Midlands of England. The appropriate Walsall ward is Birchills Leamore. The population of this ward taken at the 2011 census was 14,775.

It is situated several hundred yards west of the town centre and is an established area containing many different housing types, though Victorian/Edwardian terraced houses and inter-war council houses are the most frequent type.

Reedswood Park is located in Birchills, as is Pouk Hill – a hill which inspired a 1970s Slade song.

Birchills has an above average proportion of ethnic minorities living in it, mostly Pakistani Muslims.

Birchills formerly was served by Birchills railway station which was on the Chase Line but closed in the 1930s.

Several tower blocks, built during the 1960s, are situated in the east of Birchills, near Walsall town centre. Murderer Raymond Leslie Morris was living in one of these flats with his wife at the time of his arrest on 4 November 1967.

A power station was opened in the north of Birchills in 1949, just a few years before the Beechdale council estate was developed at the far side. This power station served the Walsall area for 33 years until its closure in October 1982, although it was not demolished until March 1987. The site of the power station was redeveloped for housing and commerce during the 1990s.
