How long do Official Local Authority search searches take? The timescale for a Enquiries of the local authority search can vary significantly, from 24 hours to six weeks! Although we order all our local searches LLC1 searches through our search provider’s website some searches are still processed handled manually by the local council. Also the search ETA can be affected by seasonal demand levels and local council staffing levels.

I believe that the local Enquiries in Birdwell will show if the land is contaminated. Is that correct? Not really. How long between exchange and completion? This is usually two weeks, but does not have to be. You can request a longer time if you are trading buying down and have a lot of items to clear. You can speed the process if it is a first time buy. You may be able to exchange and complete on the same day. However your option depend on what  others in the chain will consent to.

The Legal Ombudsman advises “Be wary of referrals and recommendations” There are lots of vested interests in the property transaction; estate agents, mortgage brokers and mortgage lenders might all suggest law firms for you to use. They may make this sound like it is essential for your matter to use these firms. Whilst some are genuine recommendations often there might be a payment relationship behind the recommendation. The costs charged by freeholder and managing agents will vary for providing responses often in a form called LPE1. The charge for this varies from organisation to organisation on average it is approximately £300 but is can be more in unusual cases. Also in some cases you may not be charged – this will be restricted usually to either share of freehold where the residents run the maintenance or very small buildings such as a single house converted into a couple leaseholds.
