Searches on my Conveyancing Quote

How long do Official Local Authority search searches take? The timescale for a Local Authority search can vary significantly, from 24 hours to six weeks! Although we order all our Official Local Authority searches electronically some searches are still processed managed manually by the Local Authority. Also the search wait time can be affected by seasonal demand levels and local council staffing levels.

I believe that the official local Enquiries in Birlingham will show if the land is contaminated. Is that accurate? That is not correct. Whilst it is correct that Local Authorities are now in the process of finding contaminated areas and recording these sites on registers – this is a process which will take a many years to end. Needless to say any ground listed within these locations will be difficult to sell in the future. Unfortunately these records although disclosed by any local authority Search are likely to be incomplete.

What is a a CON29 DW search ? A drainage search confirms to a future purchaser that the home they are interested in is connected to the mains water supply and mains drainage. This is particularly significant in parts of Birlingham which are country as there may be a a private drainage system.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

No delays and completed very quickly. Would absolutely use again and would recommend to others. I came across this firm while researching conveyancing issues online, and they had a very informative blog. I have completed the purchase within 3 months without any issues. Mouzzam and Tricia at KER were great. Always quick to reply to my emails and processed paperwork very quickly in relation to my house purchase. Their service was very professional and I would use again. Fantastic service, professional and competent.

Remember if the process drags on, we will not hit you with additional charges.

Our price is fixed.

General Conveyancing Tips

Remember there are often a few linked purchases involved in the “chain” and the interdependence of these purchases means that everyone moves at the pace of the slowest purchase.

The Legal Ombudsman advises “Be wary of referrals and recommendations” There are lots of players in the property transaction; estate agents, mortgage brokers and mortgage lenders might all suggest firms of lawyers for you to use. They may make this sound like it is essential for your matter to use these firms. Whilst some are genuine recommendations often there might be a paid referral relationship behind the recommendation. Ask how much your agent is being paid by the lawyer – you may be surprised at the amount – if they are properly regulated they are meant to tell you. If you want to read more about referral fees see this article from the Daily Mail. Remember that you are free to choose your own lawyer.

What are the title deeds? The title deeds are the documents showing ownership of a house or flat. Historically these were traditionally bundles of papers – there are known as ‘unregistered title deeds’ but these days the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The original paper deeds are usually stored by your mortgage lender or solicitor. If these deeds are lost this can cause problems. Registration has been compulsory for all dealing with the land for some period now although this was brought in at different times across the country. For the time period in Birlingham you should check with your solicitor. Thankfully most deeds are now registered and cannot be destroyed. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Birlingham

Are you able to conduct a mortgage with Bluestone Mortgages in Birlingham? Yes we are on the mortgage Panel for this lender.

We note that you do not have an office in Birlingham? Is this a problem? No because like all modern firms of lawyers we rely on technology to assist us in our firm to ensure that matters are dealt with promptly. Your proximity to our office is not important. We are also authorised by the Solicitors Regulation Authority to carry out work throughout England and Wales (which obviously includes Birlingham).

What is a first time buyer? The description of a first time buyer may differ from your mortgage product when considering Stamp Duty Land Tax. A first time buyer according to the Revenue is an real person who has never owned an interest in any residential property in the United Kingdom or anywhere else in the world and who intends to occupy the property as their home. If you press “yes” to the “First Time Buyer” toggle on the conveyancing quote the correct rate will calculate for you.

If I buy a new home to live in but do not sell my present house what is the Stamp Duty position? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of Stamp Duty for each band for all property over £40k. If you select “yes” to the “Buy to Let/Second Owner” option on the conveyancing quote the correct rate will calculate for you.

If we are buying a flat what additional disbursements can we anticipate? This is one tricky area where we cannot give you all the costs up front in our estimate. This is because leases vary in their requirements and also the costs charged by freeholder and managing agents also vary. They can also be two parties to deal with i.e a freeholder and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £600. This is why the government is considering regulating this area.

If we are selling a leasehold what additional expenses can we anticipate? We cannot give you all the expenses up front in our on line quote. The costs charged by freeholder and management companies will vary for providing information packs often in a pro forma response called LPE1. The charge for this varies from organisation to organisation on average it is approximately £2500 but is can be higher in rare cases. Also in some cases you may not be charged – this will be restricted usually to either share of freehold where the residents run the maintenance or very small buildings such as a single house converted into a couple leaseholds.
