What is not included in a local authority search? Note that local searches are often relevant to only the land you are purchasing and might not show land with planning consents next door or located a short distance away. General Conveyancing Tips

How long does conveyancing take? For relatively simple sale or purchase, expect the conveyancing of your house to take possibly 2 to 3 months.

Always check what you are acquiring? We will always send you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the biggest errors a customer makes is not checking the plan properly. It is a good idea to visit the site to check that what is shown on the plan agrees with what you think you’re acquiring on site. All too often buyers mistakenly think that a piece of land at the side or rear of the land is theirs,only to later discover that the legal title to the home doesn’t include this area. Always be satisfied that the title plan matches the physical position at the property.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the ground it stands on. As you have everything you are responsible for all bills required to uphold the fabric of the building. Leasehold usually applies to flats or maisonettes although in some parts of the country including Blaby some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a minor ground rent of a few pounds to the freeholder each year. This is why the government is considering regulating this area.

If we are selling a leasehold in a retirement development what additional expenses can we anticipate? We cannot give you all the costs up front in our estimate. There are going to be two potential costs. First, the costs charged by freeholder and managing agents will vary for providing assignment packs often in a questionnaire called LPE1. The charge for this varies from company to company mainly it is approximately £2500 but is can be more in extreme cases. Second, the lease could contains a provision for the assignor to pay a payment to the management company based on a % of the market value which is often 2% although other formula may be used. The lease will need to be checked carefully.

About Blaby.

Blaby () is a village in the Blaby District in central Leicestershire, England, some five miles south of Leicester city centre. It has population of around 6,240 (2001 figures), falling slightly to 6,194 at the 2011 census, and its proximity to the city causes it to form part of the Leicester Urban Area.

Its name probably came Old Norse Blábýr = “farmstead or village belonging to a man named Blár” (where the -r is a case ending). There seems to have been a dense patch of Viking settlement in Leicestershire, although some records in the Blaby Library indicate the origin of the village’s name was from the first vicar. Twinned with the village of Villers-sous-Saint-Leu in France.
