Searches on my Conveyancing Quote

What is included in a local authority search covering Blackbushe? There are two parts to a local authority search – LLC1 and Enquiries of the local authority. The Local Land Charges search covers any charges or attendant restrictions relating to land or property. These can include information on debts due to the local authority which are attached to the title, whether the land is a listed building or located in a conservation area, subject to any planning agreements and conditional planning permissions and a host of other information including whether the title is subject to a tree protection order. All Local Land Charge registrations are legally binding on successive owners i.e. a buyer.

Do we need environmental checks in Blackbushe? Statutory laws have resulted in a remediation system for polluted properties. The basic position is that the polluter should fix the problem however where that party disappears (for example because the work was done some time ago or the company has gone into insolvency the liability for remediation costs passes to the present owner (who could be you). Even if you are purchasing an flat in Blackbushe you may find that you are liable for the cost of any clear-up through the service charge provisions of the lease.

Why is a a CON29 DW search crucial if you want to extent or alter the site in Blackbushe? One of the important replies shows a plan of of any public sewer within the home you are acquiring. This is significant because if you want to build close to a public drain you might need a ‘Build-over Agreement’ with the water authority. This may restrict what you want to build and/or make the design cost more.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

Would highly recommend Mouzzam at KER. Transaction went through very quickly and smoothly. He always responded quickly to any queries I had. I recommend this firm without any doubt. Mouzzam in particular has been extremely helpful throughout the purchase of our home and has been very easy to liaise with. They (Kenneth, Elliot and Rowe) offer a fantastic service and would definately use them again.

Remember if the process drags on, we will not hit you with additional charges.

Our price is fixed.

General Conveyancing Tips

How long do conveyancing searches take? This depends on how quickly each organisation takes to respond. Many local authorities will turn searches round in about a week, some in a matter of days, but some can take up to six weeks to respond.

The Legal Ombudsman advises “Be wary of referrals and recommendations” There are lots of linked parties in the conveyancing transaction; estate agents, mortgage brokers and mortgage lenders might all suggest lawyers for you to use. They may make this sound like it is essential for your matter to use these firms. Whilst some are genuine recommendations often there might be a paid referral relationship behind the recommendation. Ask how much your agent is being paid by the lawyer – you may be surprised at the amount – if they are properly regulated they are meant to tell you. If you want to read more about referral fees see this article from the Daily Mail. Remember that you are free to choose your own lawyer.

What are the title deeds? The title deeds are the documents showing ownership of a property. Historically these were originally paper documents – there are known as ‘unregistered title deeds’ but now the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The original paper deeds are usually kept by your mortgage lender or solicitor. If these deeds are lost this can cause problems. Registration has been compulsory for all dealing with the land for some period now although this was brought in at different times across the country. For the time scale in Blackbushe you should check with your lawyer. Thankfully most deeds are now registered and cannot be lost. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Blackbushe

Are you on the panel of Atom Bank? Yes we act for all major lenders and many smaller lenders.

Are you able to deal with Lifetime ISAs? Yes we deal with Lifetime ISAs in Blackbushe.

If you are a first time buyer what additional disbursements can we anticipate? If you are using a Help to Buy ISA or Lifetime ISA your lawyer are required to make certain procedures to make sure release of those funds including any bonus. If you complete the estimate you will see there is an option for Help to Buy ISA or Lifetime ISA. Please chose yes if you have one. You will usually save on SDLT which will be nil up to £300k. If you select “yes” to the “First Time Buyer” option on the conveyancing quote the correct rate will calculate for you.

What SDLT if I am buying a second home in Blackbushe? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of Stamp Duty Land Tax for each band for all property over £40,000. If you chose “yes” to the “Buy to Let/Second Owner” question on the conveyancing quote the correct rate will calculate for you.

If we are buying a flat what additional expenses can we anticipate? This is one tricky area where we cannot give you all the costs up front in our on line quote. This is because leases vary in their requirements and also the costs charged by landlords and managing agents also vary. They can also be two parties to deal with i.e a landlords and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £600. This is why the government is considering regulating this area.

If we are selling a maisonette what additional expenses can we anticipate? We cannot give you all the expenses up front in our quote. The costs charged by freeholder and managing agents will vary for providing replies often in a pro forma response called LPE1. The charge for this varies from organisation to organisation mainly it is approximately £200-300 but is can be more in unusual cases. Also in some cases you may not be charged – this will be restricted usually to either share of freehold where the residents run the block or very small buildings such as a single house converted into two flats.

About Blackbushe.

Blackbushe Airport (IATA: BBS, ICAO: EGLK) is an operational general aviation airport in the civil parish of Yateley in the north-east corner of the English county of Hampshire. Built during the Second World War, Blackbushe is north of the A30 road between Camberley and Hook. It for a time straddled this road with traffic having to wait whilst airliners were towed across. The southside was used for aircraft maintenance, utilising wartime-built hangars. Today, only the part of the airfield section that lay north of the A30 remains in active use. The traditional name for the flat piece of land on which it is sited is Hartford Bridge Flats. The nearest towns are Yateley and Fleet.

Blackbushe Aerodrome has a CAA Ordinary Licence (Number P693) that allows flights for the public transport of passengers or for flying instruction as authorised by the licensee (Blackbushe Airport Limited). The aerodrome is licensed for night use.

It is one of several airfields eclipsed since 1958 by the growth of London Heathrow Airport and London Gatwick Airport.

Blackbush was once a significant airport for passenger and cargo charter flights for the London area.

Currently based aircraft include several corporate jets, two flying schools, a helicopter training facility, as well as Aerobility, a flying charity. The airport is open to the general public and is also popular for walks around its perimeter and to see the wildlife in Yateley Common and Castle Bottom National Nature reserve.
