Searches on my Conveyancing Quote

How long do Enquiries of the local authority search searches take? The timescale for a local search LLC1 can vary significantly, from 24 hours to six weeks! Although we order all our Enquiries of the local authority search through an electronic search provider some searches are still processed handled manually by the council. Also the search wait time can be affected by seasonal demand levels and Local Authority staffing levels.

Do we need environmental investigations in Bledington? Statutory rules have resulted in a clean-up system for polluted land. The basic position is that the polluter should remediate however where that party disappears (for example because the work was done some time ago or the company has gone into insolvency the liability for clear-up costs passes to the present owner (who could be you). Even if you are purchasing an maisonette in Bledington you may find that you are liable for the cost of any clean-up through the service charge provisions of the lease.

Apart from showing that the home in Bledington is connected to the mains water supply and mains drainage what other replies does a water authority search show? A water authority search shows to a prospective buyer that the property they are purchasing does not need a “build over consent” because the seller has constructed an extension over a public drain. It also shows a raft of other data such as water quality and historical evidence of internal sewer flooding.

General Conveyancing Tips

How long do conveyancing searches take? This depends on how quickly each organisation takes to respond. Many local authorities will turn searches round in about a week, some in a matter of days, but some can take up to six weeks to respond.

The Legal Ombudsman advises “Be wary of hidden costs, disbursements and VAT”. Disbursements are sums paid by solicitors to third parties such as search fees and Land Registry fees and stamp duty. Double check when getting a estimate what disbursements apply to your sale and purchase and check any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £125 cheaper than Firm A, but what about that unusual ‘disbursement’ of £140 that Firm B is charging as an ‘expedition fee’? In truth it may not really be a disbursement at all, but might be a way of Firm B making their overall quote sound more competitive by adding on fees disguised as ‘disbursements’. Make sure that any written quotes you get contain all costs, disbursements and VAT. Beware of quotes that look a lot cheaper than others – as the saying goes, if it looks too good to be true, it probably is.

What are the title deeds? The title deeds are the documents showing ownership of a property. Historically these were originally paper documents – there are known as ‘unregistered title deeds’ but these days the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The unregistered title deeds are usually kept by a mortgage lender or solicitor. If these deeds are lost this can cause problems. Registration has been compulsory for all dealing with the property for some time now although this was brought in at different times across the country. For the time period in Bledington you should check with your solicitor. Thankfully most deeds are now registered and cannot be mislaid. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Bledington

Are you able to conduct a mortgage with Melton Mowbray Building Society in Bledington? Yes we are on the mortgage Panel for this lender.

We note that you do not have an office in Bledington? Is this a problem? No because like all modern law firms we rely on technology to assist us in our work to ensure that matters are dealt with expeditiously. Your proximity to our office is not going to cause a delay. We are also authorised by the Solicitors Regulation Authority to carry out work throughout England and Wales (which obviously includes Bledington).

If you are a first time buyer what additional expenses can we anticipate? If you are using a Help to Buy ISA or Lifetime ISA we are required to make certain actions to ensure release of those savings including any bonus. If you complete the online quote you will see there is an check box for Help to Buy ISA or Lifetime ISA. Please chose yes if you have one. You will usually save on SDLT which will be nil up to £300,000. If you select “yes” to the “First Time Buyer” option on the conveyancing quote the correct rate will calculate for you.

If I buy a new home to live in but do not sell my present house what is the Stamp Duty Land Tax position? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of Stamp Duty for each band for all property over £40k. If you chose “yes” to the “Buy to Let/Second Owner” toggle on the conveyancing quote the correct rate will calculate for you.

If we are buying a flat what additional fees can we anticipate? This is one tricky area where we cannot give you all the disbursements up front in our on line quote. This is because leases vary in their requirements and also the costs charged by freeholder and management companies also vary. They can also be two parties to deal with i.e a freeholder and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £600. This is why the government is considering regulating this area.

We are administrators of my parents estate. Do you deal with sales by executors? Yes. As executors of the Estate you can sell and our fees remain the same as quoted for this type of Seller.

About Bledington.

Bledington is a village and civil parish in the Cotswold district of Gloucestershire, England, about four miles south-east of Stow-on-the-Wold and six miles south-west of Chipping Norton. The population of the civil parish in 2014 was estimated to be 490.

Bledington lies in the Evenlode valley, and forms part of the Gloucestershire–Oxfordshire boundary and stands on the Oxfordshire Way. There are deposits of alluvial soil, but most of the land is heavy clay, the parish being almost entirely on the Lower Lias.

The village is built round a rectangle of streets, with the church in the south corner, and the green, with most of the older houses near it, on the northwest side. The southern part of the village has been developed extensively since 1920. The village green is a large unenclosed stretch of grass, with a stream running through it.

The parish church dates from the 12C and was extended in the 15C. The village has a county primary school which dates from the late 19C. It has a pub, The Kings Head, on the village green. Its former shop and post office have long since closed, but a new community run shop was opened in 2019 Bledington Community Shop. The village hall, which stands near the centre of the village, is a converted 18C barn of rubble with a Cotswold stone roof. A trust was formed and the building was bought in 1920 for the use of the people of Bledington and Foscot hamlet. It was renovated and re-roofed in 2016.
