Searches on my Conveyancing Quote

What is included in a local authority search covering Bledlow? There are two parts to a local authority search – LLC1 and Enquiries of the local authority. The second part of the search – CON29 – supplies information relating to whether the roadway abutting the property is maintained at public expense, proposals for new roadways, railway schemes or planning approvals relating to the land. The responses can also include outstanding statutory notices, breaches of planning or building regulations or the existence of a compulsory purchase order. Environmental factors, such as whether the house stands on contaminated land or in a Radon gas affected area are also covered but see out comments on Environmental Searches also.

Why do we need environmental enquiries in Bledlow? Statutory rules have resulted in a remediation scheme for polluted properties. The basic position is that the polluter should clean up however where that party disappears (for example because the work was done some time ago or the company has gone into bankruptcy the liability for clean-up costs passes to the existing owner (who could be you). Even if you are purchasing an lease in Bledlow you may find that you are liable for the cost of any clean-up through the service charge provisions of the lease.

Apart from showing that the home in Bledlow is connected to the mains water supply and mains drainage what other data does a Drainage & Water Enquiry contain? A a CON29 DW search verifies to a new purchaser that the land they are buying does not need a “build over consent” because the seller has constructed an extension close to a public drain. It also shows a raft of other details such as water quality and historical evidence of internal sewer flooding.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

This firm is probably the best I’ve ever dealt with regarding house moves. Mouzzam was very helpful in dealing with queries and very proactive with dealing with requests. It’s good to have a service that contacts you straight away rather than you having to constantly chase for information and answers. Our house move was a very difficult situation brought on by the buyers but he dealt with it in an exemplary and professional manner.

Remember if the process drags on, we will not hit you with additional charges.

Our price is fixed.

General Conveyancing Tips

How long between exchange and completion? This is usually two weeks, but does not have to be. You can request a longer period if you are trading trading down and have a lot of items to get rid of. You can quicken the process if it is your first buy. You may be able to exchange and complete together. However your instructions depend on what  others in the chain will allow.

The Legal Ombudsman advises “Be wary of referrals and recommendations” There are lots of players in the property transaction; estate agents, mortgage brokers and mortgage lenders might all suggest law firms for you to use. They may make this sound like it is essential for your matter to use these firms. Whilst some are genuine recommendations often there might be a paid referral relationship behind the recommendation. Ask how much your agent is being paid by the lawyer – you may be surprised at the amount – if they are properly regulated they are meant to tell you. If you want to read more about referral fees see this article from the Daily Mail. Remember that you are free to choose your own lawyer.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the ground it stands on. As you have everything you are responsible for all bills incurred to maintain the fabric of the building. Leasehold usually applies to flats or maisonettes although in some parts of the country including Bledlow some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a minor ground rent of a few hundred pounds to the freeholder each year. For leasehold there will be a lease agreement with the landlord setting out the rights and obligations including the requirement to pay jointly to the care of the building in which the leasehold property is located and possibly also building insurance.

FAQs in Bledlow

Are you on the panel of Virgin Money? Yes we act for all major lenders and many smaller lenders.

Are you able to handle Help to Buy ISAs in Bledlow? Yes we are on the panel so we can deal with Help to Buy ISAs.

What Stamp Duty Land Tax will I pay if I am a first time buyer? First time buyers paying £300,000 or lower for a residential property will pay no Stamp Duty . If you are paying between £300,000 and £500k will pay SDLT at 5% on the amount of the purchase price in excess of £300k – a reduction of £5,000 compared to standard rates of Stamp Duty Land Tax. If the price is over half a million pounds there is no relief for the first time buyer and the normal rates apply. If you press “yes” to the “First Time Buyer” option on the conveyancing quote the correct rate will calculate for you.

What Stamp Duty if I am buying a second home in Bledlow? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of Stamp Duty for each band for all property over £40k. If you chose “yes” to the “Buy to Let/Second Owner” toggle on the conveyancing quote the correct rate will calculate for you.

If we are buying a leasehold what additional expenses can we anticipate? This is one tricky area where we cannot give you all the costs up front in our on line quote. This is because leases vary in their requirements and also the costs charged by freeholder and managing agents also vary. They can also be two parties to deal with i.e a landlords and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £650. This is why the government is considering regulating this area.

I am the administrators of my fathers estate. Do you deal with sales by administrators? Yes. As administrators of the Estate you can sell and our fees remain the same as quoted for this type of Seller.

About Bledlow.

Bledlow is a village in the civil parish of Bledlow-cum-Saunderton in Buckinghamshire, England. It is about 1 12 miles (2.4 km) WSW of Princes Risborough, and is on the county boundary with Oxfordshire.

The toponym “Bledlow” is derived from Old English and means “Bledda’s burial mound”. A 10th century document records it as Bleddanhloew; the Domesday Book of 1086 records it as Bledelai. A more common derivation is from “Bled-Hlaw” meaning Bloody Hill which commemorates an undated battle between Saxons and Danes.
