Searches on my Conveyancing Quote

What is not included in a local authority search? Note that local searches are often relevant to only the house you are purchasing and might not show developments next door or located a short distance away. (Tip: in this instance you may wish to make additional enquiries at your local authority covering Blewbury. Usually, you can search most planning applications on the council’s website by postcode or by map search).

Is there a need environmental searches in Blewbury? Statutory legislation have resulted in a clear-up scheme for contaminated ground. The basic position is that the polluter should clean up however where that party disappears (for example because the work was done some time ago or the company has gone into liquidation the liability for clear-up costs passes to the present owner (who could be you). Even if you are purchasing an leasehold in Blewbury you may find that you are liable for the cost of any clear-up through the maintenance charge provisions of the lease.

What is a a CON29 DW search ? A a CON29DW confirms to a future owner that the house they are purchasing is connected to the mains water supply and mains drainage. This is particularly worth knowing in parts of Blewbury which are rural as there may be a a private drainage system.

General Conveyancing Tips

How long between exchange and completion? This is usually two weeks, but does not have to be. You can request a longer period if you are trading buying down and have a lot of items to clear. You can prompt the process if it is a first time buy. You may be able to exchange and complete together. However your desire depend on what  others in the chain will allow.

The Legal Ombudsman advises “Be wary of hidden costs, disbursements and VAT”. Disbursements are sums paid by conveyancing lawyers to third parties such as search fees and Land Registry fees and stamp duty. Double check when looking at a quote what disbursements apply to your matter and check any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £50 cheaper than Firm A, but what about that unusual ‘disbursement’ of £195 that Firm B is charging as an ‘expedition fee’? In truth it may not really be a disbursement at all, but might be a way of Firm B making their overall quote sound more competitive by adding on their fees disguised as ‘disbursements’. Make sure that any written quotes you download contain all costs, disbursements and VAT. Beware of quotes that look a lot cheaper than others – as the saying goes, if it looks too good to be true, it probably is.

What are the title deeds? The title deeds are the documents showing ownership of a property. Historically these were traditionally bundles of papers – there are known as ‘unregistered title deeds’ but these days the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The original paper deeds are usually stored by your mortgage lender or solicitor. If these deeds are lost this can cause problems. Registration has been compulsory for all dealing with the land for some times now although this was brought in at different times across the country. For the time scale in Blewbury you should check with your solicitor. Thankfully most deeds are now registered and cannot be mislaid. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Blewbury

Are you on the panel of Royal Bank of Scotland? Yes we act for all major lenders and many smaller lenders.

Are you able to oversee Lifetime ISAs? Yes we deal with Lifetime ISAs in Blewbury.

What Stamp Duty will I pay if I am a first time buyer? First time buyers paying £300,000 or lower for a residential property will pay no SDLT. If you are paying between three hundred thousand pounds and five hundred thousand pounds will pay SDLT at 5% on the amount of the purchase price in excess of £300k – a reduction of £5,000 compared to standard rates of SDLT. If the price is over half a million pounds there is no relief for the first time buyer and the normal rates apply. If you select “yes” to the “First Time Buyer” option on the conveyancing quote the correct rate will calculate for you.

If I buy a new home to live in but do not sell my present house what is the Stamp Duty Land Tax position? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of Stamp Duty Land Tax for each band for all property over £40k. If you select “yes” to the “Buy to Let/Second Owner” toggle on the conveyancing quote the correct rate will calculate for you.

If we are buying a maisonette what additional disbursements can we anticipate? This is one tricky area where we cannot give you all the costs up front in our quote. This is because leases vary in their requirements and also the costs charged by landlords and management companies also vary. They can also be two parties to deal with i.e a landlords and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £500. This is why the government is considering regulating this area.

We are administrators of our fathers estate. Do you deal with sales by executors? Yes. As administrators of the Estate you can sell and our costs remain the same as our standard quote for this type of Seller.

About Blewbury.

Blewbury is a village and civil parish at the foot of the Berkshire Downs section of the North Wessex Downs about 4 miles (6.4 km) south of Didcot, 14 miles (23 km) south of Oxford and 50 miles (80 km) west of London. It was part of Berkshire until the 1974 boundary changes transferred it to Oxfordshire. The 2011 Census recorded the parish’s population as 1,581.

A number of springs rise at the foot of the escarpment of the downs. Some springs feed a small lake called the Watercress Beds, where watercress used to be grown. From here and elsewhere tributaries feed the Mill Brook which carries the water to the Thames at Wallingford. The A417 road runs along below the escarpment above the springs and through the south of the village. The Blewbury citizens are often called Blewbarians.
