Searches on my Conveyancing Quote

How long do Official Local Authority search searches take? The ETA for a Enquiries of the local authority search can vary significantly, from 24 hours to six weeks! Although we order all our Official Local Authority searches through our search provider’s website some searches are still processed administered manually by the local council. Also the search ETA can be affected by seasonal demand levels and Local Authority staffing levels.

I am advised that the local authority Enquiries in Blidworth will show if the land is contaminated. Is that accurate? That is not correct. Whilst it is correct that councils are now in the process of identifying contaminated properties and recording these land parcels on registers – this is a process which will take a unknown period of time to complete. Needless to say any land entered within these locations will be difficult to sell in the future. Unfortunately these records although disclosed by any official local Searches are likely to be incomplete.

Why is a a CON29 DW search important if you want to extent or alter the land parcel in Blidworth? One of the critical replies shows information of any public sewer within the property you are interested in. This is important because if you want to build near a public drain you might need a ‘Build-over Agreement’ with the water authority. This may limit what you want to build and/or make the extension more expensive.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

We dealt with Mouzzam who was very quick at replying and managed to complete the property purchase in less than a month. I couldn’t recommend them enough. Great service Excellent service provided by Mouzzam Yamin. Very quick full responses to all contact made. Mouzzam handled everything extremely quickly and diligently on his end, and certainly put the other side’s conveyancer to shame. Would definitely use again in the future and recommend to friends / family if they need the service.

Remember if the process drags on, we will not hit you with additional charges.

Our price is fixed.

General Conveyancing Tips

Remember there are more often than not a few linked sales involved in the “chain” and the interdependence of these sales means that everyone moves at the pace of the slowest transaction.

The Legal Ombudsman advises “Be wary of referrals and recommendations” There are lots of players in the conveyancing transaction; estate agents, mortgage brokers and mortgage lenders might all suggest firms for you to use. They may make this sound like it is essential for your matter to use these firms. Whilst some are genuine recommendations often there might be a payment relationship behind the recommendation. Ask how much your agent is being paid by the lawyer – you may be surprised at the amount – if they are properly regulated they are meant to tell you. If you want to read more about referral fees see this article from the Daily Mail. Remember that you are free to choose your own lawyer.

What are the title deeds? The title deeds are the documents showing ownership of a property. Historically these were traditionally paper documents – there are known as ‘unregistered title deeds’ but now the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The unregistered title deeds are usually stored by your mortgage lender or solicitor. If these deeds are mislaid this can cause problems. Registration has been compulsory for all dealing with the land for some time now although this was brought in at different times across the country. For the time period in Blidworth you should check with your lawyer. Thankfully most deeds are now registered and cannot be destroyed. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Blidworth

Are you able to conduct a mortgage with Bluestone Mortgages in Blidworth? Yes we are on the mortgage Panel for this lender.

Are you able to oversee Help to Buy ISAs in Blidworth? Yes we are on the panel so we can deal with Help to Buy ISAs.

What Stamp Duty Land Tax will I pay if I am a first time buyer? First time buyers paying three hundred thousand pounds or less for a residential property will pay no Stamp Duty . If you are paying between £300k and £500,000 will pay SDLT at 5% on the amount of the purchase price in excess of £300k – a reduction of £5,000 compared to standard rates of Stamp Duty Land Tax. If the price is over half a million pounds there is no relief for the first time buyer and the normal rates apply. If you press “yes” to the “First Time Buyer” toggle on the conveyancing quote the correct rate will calculate for you.

What Stamp Duty if I am buying a second home in Blidworth? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of SDLT for each band for all property over £40k. If you press “yes” to the “Buy to Let/Second Owner” question on the conveyancing quote the correct rate will calculate for you.

If we are buying a maisonette what additional expenses can we anticipate? This is one tricky area where we cannot give you all the costs up front in our on line quote. This is because leases vary in their requirements and also the costs charged by freeholder and management companies also vary. They can also be two parties to deal with i.e a freeholder and management companies who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £450. This is why the government is considering regulating this area.

I am the administrators of my family estate. Do you deal with sales by administrators? Yes. As administrators of the Estate you can sell and our fees remain the same as quoted for this type of Seller.

About Blidworth.

Blidworth is a village and civil parish approximately five miles east of Mansfield, Nottinghamshire, England. The population of the civil parish at the 2011 census was 4,457. Its history can be traced back to the 10th century, although many of the current houses were built in the first half of the 20th century to provide housing for workers at Blidworth Colliery (1926–1989). These are mainly in estates north of Dale Lane, known as New Blidworth. The area around Main Street, west of Beck Lane and including the church, is Old Blidworth, containing some of the oldest buildings. Blidworth Bottoms is a hamlet about 0.5 km south of Old Blidworth.
