How long do Local Authority search searches take? The time for a Local Authority search can vary significantly, from 24 hours to six weeks! Although we order all our Enquiries of the local authority search electronically some searches are still processed administered manually by the local council. Also the search timescale can be affected by seasonal demand levels and local council staffing levels.

When we order a Environmental enquiry on the property mentioned on the conveyancing quote for the property in DA15 what will it reveal? Remember there are commonly many related purchases involved in the “chain” and the interdependence of these purchases means that everyone moves at the pace of the slowest transaction.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the ground it stands on. As you own everything you are responsible for all bills required to maintain the fabric of the building. Leasehold usually applies to flats or maisonettes although in some parts of the country including DA15 some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a minor ground rent of a few hundred pounds to the freeholder each year.
