What is a Local Authority Search and why is it needed in IG4? Whilst this is to a conveyancing lawyers and lenders an important element of the home buying process to customers the need for this may be somewhat of a mystery. However the search reveals relevant|applicable|appropriate|useful information for your matter. In limited cases the results can be used to alter your offer or and may even make you withdraw from the transaction.

I heard that the Con29 Searches in IG4 will show if the land is contaminated. Is that correct? That is not right. Whilst it is correct that councils are now in the process of identifying contaminated property and recording these land parcels on registers – this is a process which will take a decades to accomplish. Needless to say any land parcels entered within these areas will be difficult to sell in the future. Unfortunately these records although disclosed by any local authority Searches are likely to be incomplete.

Apart from showing that the house in IG4 is connected to the mains water supply and mains drainage what other results does a a CON29DW include? General Conveyancing Tips

How long does conveyancing take? For relatively normal sale or purchase, expect the conveyancing of your house to take about 2 to 3 months.

Always check what you are buying? We will always send you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the biggest errors a consumer makes is not checking the plan properly. It is a good idea to visit the land to check that what is shown on the plan agrees with what you think you’re looking at on site. All too often customers mistakenly think that a piece of land at the side or rear of the site is theirs,only to find out that the legal title to the home doesn’t include this bit of garden. Always be satisfied that the title plan matches the physical position at the property.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the property it stands on. As you own everything you are responsible for all costs needed to repair the fabric of the house. Leasehold usually applies to flats or maisonettes although in some parts of the country including IG4 some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a small ground rent of a few pounds to the freeholder each year. For leasehold there will be a lease agreement with the freeholder setting out the rights and obligations including the requirement to pay jointly to the care of the building in which the leasehold property is located and possibly also building insurance.

If we are buying a flat what additional payments can we anticipate? This is one tricky area where we cannot give you all the figures up front in our on line quote. This is because leases vary in their requirements and also the costs charged by landlords and management companies also vary. They can also be two parties to deal with i.e a landlords and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £650. This is why the government is considering regulating this area.

If we are selling a maisonette what additional costs can we anticipate? We cannot give you all the figures up front in our quote. The costs charged by landlords and management companies will vary for providing assignment packs often in a questionnaire called LPE1. The charge for this varies from company to company usually it is approximately £300 but is can be more in rare cases. Also in some cases you may not be charged – this will be restricted usually to either share of freehold where the residents run the block or very small buildings such as a single house converted into two leaseholds.

The IG postcode area, also known as the Ilford postcode area, is a group of eleven postcode districts in England, within six post towns. These cover parts of east London and south-west Essex. Inward mail for the area is sorted, along with mail for the E and RM postcode areas, at the Romford Mail Centre.

The area served includes much of the London Borough of Redbridge, the western part of the London Borough of Barking and Dagenham and the southwestern part of the Epping Forest district of Essex, while the western part of IG8 covers a small part of the London Borough of Waltham Forest.

The area uses “IG” rather than “IL”, as the latter could be misread as “LL” or “L1”. It is sometimes said that the ‘G’ is used as it is the last letter in Barking, in the south of the area.
