How long do Enquiries of the local authority search searches take? The wait time for a local search LLC1 can vary significantly, from 24 hours to six weeks! Although we order all our Enquiries of the local authority search through an electronic search provider some searches are still processed managed manually by the council. Also the search wait time can be affected by seasonal demand levels and Local Authority staffing levels.

I heard that the local authority Search in KT19 will show if the land is contaminated. Is that accurate? Not really. Whilst it is correct that councils are now in the process of finding polluted land and recording these properties on registers – this is a process which will take a many years to finish. Needless to say any properties named within these locations will be difficult to sell in the future. They may make this sound like it is essential for your matter to use these firms. Whilst some are genuine recommendations often there might be a paid referral relationship behind the recommendation. Ask how much your agent is being paid by the lawyer – you may be surprised at the amount – if they are properly regulated they are meant to tell you. What is the difference between freehold and leasehold property?
