Although we order all our Enquiries of the local authority search via a website some searches are still processed completed manually by the local council. Also the search ETA can be affected by seasonal demand levels and Local Authority staffing levels.

Always check what you are buying? We will always send you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the most common errors a client makes is not checking the plan properly. It is a good idea to go to the site to check that what is shown on the plan agrees with what you think you’re acquiring on site. All too often clients mistakenly think that a piece of land at the side or rear of the home is theirs,only to discover that the legal title to the land parcel doesn’t include this space. Always be satisfied that the title plan matches the physical position at the property.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the property it stands on. As you own everything you are responsible for all costs incurred to sustain the fabric of the structure.
